    There's a lot more to selling your house than simply putting up a "For Sale" sign. A few steps to enhance your home's curb appeal can reap big dividends.

    1. Begin by taking a look at your house, literally. Go across the street and imagine you're seeing it for the first time. Make a list of the negatives:

      • Is the yard overgrown and unkept?
      • Are the gutters in bad shape?
      • Does the house need a new paint job?

      You may have lived with these things so long that you don't even notice them anymore. Let's start with the yard.

    2. Prune trees and shrubs, so they look neat.

    3. Place fresh mulch around plants and walkways (figure A).

    4. Keep the yard mowed and the leaves raked.

    5. Most importantly, add color. Flowers and greenery do wonders to cast your home in a new light.

    6. Now, examine the exterior. You can probably make your home look a lot better by pressure washing (figure B) it to remove dirt, mold and mildew.

    7. Give the shutters and trim a fresh coat of paint.

    8. And fix everything that's broken.

    9. Clean out your garage.

    10. Make sure that patio furniture and playground equipment is in good shape.

    11. Inside, keep everything neat and clean.

    12. Wash your windows.

    13. Dust the furniture.

    14. Pick up any laundry or loose items laying around.

    15. If you have children or pets, let them play at a friend's house when prospective buyers are coming around.

    16. Show off your home by letting the light in, and be sure to use potpourri (figure C) and air freshener to create a pleasant aroma in the home.

    Now that your part is complete, let your realtor do the work of selling this home with fantastic curb appeal.
